Bhogapuram International Airport

The Bhogapuram International Airport is the single largest reason this stretch of coastline is being re-priced. Greenfield airports do not simply add a runway — they pull in hotels, logistics parks, aviation training campuses and the residential demand that follows the people who staff all of it. The corridor has already seen the first wave: GMR’s aerospace education city, an international pilot training centre, an aeroplane servicing centre and a spare parts unit are all taking shape within about 13 km of Adhvik Aero City.

What matters for a plot buyer is timing relative to milestones. Land in an airport corridor tends to re-rate in steps — at land acquisition, at construction start, at terminal completion, at first commercial flight — rather than smoothly. Buying between milestones is how early buyers in this corridor have historically done well. Greenfield Coastal Highway

The Central Government has approved a 200 km, six-lane greenfield coastal highway connecting Mulapeta Port to Visakhapatnam, running through Srikakulam and past Bhogapuram Airport. A six-lane corridor does something a two-lane road cannot: it converts an hour of travel friction into twenty minutes, and in doing so it moves the outer edge of what commuters and businesses consider "Vizag".

Adhvik Aero City sits about 1.5 km from the highway. That distance is deliberate — close enough to inherit the connectivity, far enough back to avoid highway frontage noise and the compulsory-acquisition risk that comes with land directly in a road alignment. Vizag’s Tech & Data Boom

Visakhapatnam has moved from "aspiring IT city" to a place where global operators have actually committed capital. NTT DATA’s Global Capability Center is operational, and Google, Reliance and AirTrunk have all been named in connection with data-centre investments in the region. Data centres are a particularly good signal for land buyers because they follow power availability, fibre routes and coastal cable landings — infrastructure that does not move once it is built.

Closer to Adhvik Aero City, the state is acquiring 4,087 acres across seven panchayats for IT SEZ Cluster-3 at Pusapatirega mandalam. An SEZ of that scale is an employment engine, and employment engines create the one thing plotted layouts need most: end users who want to live nearby, not just investors who want to trade.
